Terms of Service

The terms that apply to this website, to our estimates, and to work carried out by A&M Property Solutions LLC.

Last updated 2026-07-29.

What do these terms cover?

These terms cover the use of this website and the estimates A&M Property Solutions LLC issues through it. Submitting the inspection form is a request, not a contract, and it commits neither side to anything. A written estimate is valid for thirty days from its date unless the estimate says otherwise. Work begins only after you sign the estimate or confirm it in writing. Prices assume the conditions visible at inspection, so hidden rot or decking damage can change the figure. We will tell you before carrying out any extra work, and you are free to decline it. Workmanship is warranted for the period stated on your estimate, and material warranties come from the manufacturer. Photographs of completed work may appear in our portfolio unless you ask us not to use them. Rhode Island law governs any dispute. Questions go to [email protected] or (401) 300-6179.

Who do these terms apply to?

These terms apply between you and A&M Property Solutions LLC, a Rhode Island limited liability company registered at 1031 Plainfield Street, Suite 14, Johnston, RI 02919.

How long is an estimate valid?

Inspections and written estimates are free and carry no obligation. An estimate is valid for thirty days from its issue date. Prices assume the conditions visible at inspection. If we uncover hidden rot or structural damage once the roof is opened up, we will stop, show you the problem, and agree the change in writing before continuing.

What happens if the weather delays the job?

Roofing is weather-dependent work. We may move a start date for rain, wind or extreme heat. We will tell you as soon as we know, and the new date will be the next workable slot.

What does the warranty cover?

  • Manufacturer warranties on materials pass through to you and are governed by the manufacturer's own terms.
  • Our workmanship warranty is stated on your contract and begins on the date of final inspection.
  • The warranty does not cover damage from later storms, third-party work, or alterations made by someone else.

Can you guarantee my insurance claim?

Where we assist with a claim, we document the damage and communicate with your carrier on your behalf. We are contractors, not public adjusters, and we cannot guarantee any particular claim outcome. The decision to approve or deny a claim rests with your insurer.

How does payment work?

Payment terms are set out on your contract. Deposits, if any, are applied against the final invoice. We accept cash, check and card.

Can I rely on the prices shown on this site?

Photographs on this site show our own completed work. Cost ranges and lifespan figures are general Rhode Island averages for guidance only — your written estimate governs.

Which law applies?

These terms are governed by the laws of the State of Rhode Island.

What does the finished work look like?

These are three of our own jobs, photographed on site by the crew. We publish the before and after of the same roof, not only the tidy finish. Every job runs the same workflow. We inspect, write the scope, tear off, repair the deck, install, then clean up. Since 2004 that workflow has produced results for more than 3,000 customers across Rhode Island and southeastern Massachusetts.

Stage 3 — tear-off. The deck is where the surprises live.
Completed architectural shingle roof replacement on a ranch-style home in Rhode Island.
Stage 5 — the same style of roof, finished and cleaned up.
